We are in the first phase of removing an old <br />parking lot and preparing the foundations for the new center. During this process, both Link and <br />Rodriguez- Pereira have been outstanding in working with staff and concerned residents to achieve <br />the best possible design for the building, as it sits in the middle of a single family neighborhood. <br />Many changes had to be made as a result, but always at the request of the City. Both firms have <br />been very understanding and accommodating to suggested changes. <br />If there is one thing that wig send up a red flag with residents it is change orders to major contracts. <br />One of the best features of our experience to date has been that Link gave us a 'guaranteed <br />maximum price' that Included a contingency of $120,000. This guarantee was for Link initiated <br />change orders. If the City wanted a change order after the construction commenced, then that will <br />be the responsibility of the City. However, we are confident that through the positive relationship <br />we have developed with Link that we have designed a building up front that should avoid the need <br />for change orders. <br />I hope this letter helps with your decision. <br />Sincerely, <br />James R.
