No. Z2013 -01 <br />RECOMMENDATION: <br />The application is generally consistent with the City's Comprehensive Plan and the City's <br />Land Development Regulations. <br />Staff finds the height variances requested may be justified due to the depth and size of <br />the lot in phase III (Office building). However, Staff finds the Phase II (Residential <br />Towers) front setback variances requested do not satisfied each of the variances <br />standards. Besides, Staff has no objection to the site plan application provided that all <br />conditions stipulated are satisfied. <br />REASONS: <br />The Applicant is applying for a major modification of the approved site plan under <br />Resolution No. 12 -Z -133 adopted on November 15, 2012. The site plan approval <br />consisted of three phases (Phases I, II & III). Phase I consists of three residential towers <br />with retail. This Phase was completed in 2010. The current application consists of two <br />residential towers in Phase II while Phase III consists of a 13 -story office building. <br />The Applicant is now seeking to increase Floor Area Ratio (FAR), or square footage, for <br />Phase II from 637,887 square feet of FAR to 692,526 square feet of FAR. The Applicant <br />is also seeking to increase the FAR for Phase III from 55,749 square feet of FAR to <br />® 95,345 square feet of FAR. <br />Additionally, the Applicant is seeking several variances for. <br />1) The Applicant is seeking an overall average height of 214.16 feet where 200 feet is <br />required; <br />Agenda Item No 6A <br />Date 10/17/2013 <br />39 <br />
