No. Z2013-02 <br />RECOMMENDATION: <br />The application is generally consistent with the City's Comprehensive Plan and <br />the City's Land Development Regulations. <br />Staff finds the setbacks variances requested may be justified due to the depth <br />and shape of the lot. At this time, Staff has no objection to the site plan <br />application provided that all conditions stipulated are satisfied. <br />REASONS: <br />The Applicant is requesting site plan approval for a 17 -story office/commercial <br />building with a total of 146,250 square feet of Floor Area Ratio (FAR). The <br />Applicant is requesting a Transfer of Development Rights (TDRs) in the amount <br />of 33,750 square feet from a private TDR Bank sub -account. The Applicant is <br />also seeking approval for interior side setbacks (north and south) and front <br />setback (tower and penthouse) variances. Further, the Applicant is seeking <br />approval of the use of mural and graphics on temporary construction fencing. <br />ATTACHMENTS: <br />Zoning Hearing Notice <br />
