AIR CONDITIONING <br />Landlord must furnish and maintain air-conditioning equipment in accordance with the Maintenance Rider and pay <br />for all power required for proper operation of the equipment. <br />3. ELECTRICITY <br />Landlord must furnish and maintain an electrical system in accordance with the Maintenance Rider, and pay for all <br />recurring electric bills. <br />4. LIGHT <br />Landlord must provide light fixtures in good working order and maintain, repair and replace the same to ensure that <br />the light fixtures remain in good working order throughout the Lease term. Landlord is not responsible for <br />replacement of light bulbs. <br />5. WATER <br />Landlord must furnish and maintain at all times throughout the Lease term a potable water system in good working <br />order, in accordance with the Maintenance Rider, and pay for all recurring water charges. <br />6. SEWER <br />Landlord must furnish and maintain at all times throughout the Lease term a sewer system in good working order, <br />in accordance with the Maintenance Rider, and pay for all recurring sewer charges. <br />7. TRASH <br />Landlord agrees to furnish and pay for all trash removal for the Premises and to furnish trash receptacles for use by <br />the Postal Service in a location reasonably proximate to the entrance to the Premises. <br />8.
