Hotels, <br />medical buildings, entertainment and cultural <br />facilities, schools, amusements and commercial <br />recreation are also allowed. Vertical mixed-use <br />development is encouraged. <br />• Base Density: 25 DU/AC. <br />• With Bonuses: Up to 85 DU/AC. <br />• Floor area ratio (FAR): 2.0 maximum. <br />(The number of hotel rooms is controlled <br />by FAR.) <br />Overlay: The North Touvn Center O,ti,erl ay is a <br />second "layer" of land use policy, which modifies <br />and supplements the underlying r. lassifications. <br />The follovwing summarizes the overlay policy for <br />the original Town Center Overlay (as it existed <br />prior to the 2019 amendments).
