Town Center Zoning District (TCZD): Generally, <br />the TCZD fosters development consistent with the <br />principles of the Town Center Overlay. <br />permitted Uses: MUltifamilyapartments, hotelsand <br />motels, a variety of commercial services and retail, <br />publicand private educational facilities, parking lots <br />and garages, public parks and recreation facilities, <br />government uses, and adult entertainment uses <br />subject to stringent requirements. In addition, <br />several other uses are allowed on a conditional use <br />basis. <br />Density: Generally, 60 dVrelling units per acre <br />maximum, but if land is donated and improved <br />for public park and recreation use, additional <br />density and intensity may be granted by the City <br />Commission. Hotels rooms are not considered <br />residential dwelling units and therefore are not <br />subject to density regulations. <br />FAR: The base FAR for all uses is 15, however, there <br />are several exceptions (e.g., certain ground -floor <br />uses do not count toward FAR) and bonuses that <br />may be obtained in exchange for specific public <br />benefits. <br />B«ilding Parameters: The controlling factor <br />for building siting and form in the Town Center <br />is the conceptual "Street Frontage Plan," which <br />establishes 11 street frontage types and determines <br />items such as setbacks and building heights. <br />�, <br />/r ,. 1 _.-ill~ <br />'0 'JE <br />ill <br />
