Elements of the Vision <br />The following terms summarize common -ground <br />themes identified through the public engagement <br />process, expressing aspirations for the Town Center <br />North area. <br />Distinct: As a district, the Town Center North <br />area today differs in scale, character and density <br />from the surrounding area. Because the area <br />has experienced so little of the higher intensity <br />redevelopment other sectors in Sunny Isles <br />Beach have, the Town Center North looks and <br />feels different. While no one in the community <br />engagement process used the word "special" <br />do describe the Town Center North area today, <br />residents keenlywish this districtto remain unique, <br />especially compared to development on the east <br />side of Collins Avenue. <br />Oasis: The great importance placed by people <br />on a smaller -scaled, lower -profiled North Town <br />Center suggests the need for a sense of retreat <br />from the intense urban setting that surrounds it. <br />• Destination: The Town Center North area is an <br />important activity center for locals. To the people <br />of Sunny Isles Beach, the multifunctional nature <br />of the district, which brings visitors from around <br />the City for work, services, dining, shopping and <br />The Town Center North is an "oasis," a "lung" for Sunny Isles Beach <br />recreation, is a prized characteristic (though most <br />people would prefer to see the integrated mix <br />of uses limited to the non-residential portion of <br />the district, as it is today). People would like to <br />see more and higher quality shopping and dining <br />options, as well as new entertainment and civic <br />uses added. <br />Livable: This leading quality encapsulates the input <br />received from people throughout the process, <br />but is better described through other terms and <br />attributes: <br />• Human scaled: an area of predominantly <br />low and midrise buildings (as it is today) <br />and designed to engage and nurture the <br />pedestrian at the street level. <br />• Multimodal: a walkable, bikeable, "transiteable" <br />area. <br />• Accessible: an area easily and safely connected <br />to other parts of the City. <br />• Open: an area with more green spaces and an <br />improved tree canopy <br />• Updated: despite the emphasis on "keeping it <br />the way it is" many people would like to see <br />the architecture modernized, the public realm <br />improved, and the selection of businesses <br />upgraded. <br />76 City of Sunny Isles Beach <br />
