ARTICLE VII - Zoning Districts <br />§ 265-25. - Zoning districts and boundaries. <br />D. Zoning Map. The location and boundaries of the zoning districts established by this chapter <br />are as indicated on the map entitled "Official Zoning Map, City of Sunny Isles Beach," a copy <br />of which shall be on file in the O€fiee—of the Zoning, Planning and Building Daeeter <br />Development Services Department. This map shall be presented on section sheets and each <br />sheet properly identified and dated, is hereby adopted as a part of this chapter insofar as it <br />indicates such designations, locations and boundaries of zoning districts, and the same shall <br />be deemed to be as much a part of this chapter as if the same were fully set forth herein. <br />F. Zoning district boundaries. In the event that uncertainties exist with respect to the intended <br />boundaries of the various zoning districts as shown on the Official Zoning Map, the following <br />rules shall apply: <br />(6) Where uncertainties continue to exist and/or further interpretation is required beyond <br />that presented in the above paragraphs, the question shall be presented to the <br />Zoning and Building Development Services Director. Any person aggrieved by such <br />decision made by the Planning, Zoning and Buildipig Development Services Director may <br />appeal that decision to the City Commission. <br />§ 265-26. - Interpretations of district regulations. <br />B. Permitted uses. <br />(1) It is the intent of this chapter to permit any use, not otherwise prohibited by law, to <br />locate in a specified zoning district(s), either as a permitted use, a conditional use or a <br />temporary use. In the event there is not a particular use listed in the chapter that <br />corresponds with the use in question as determined by the Planning Zoning and Buil-ling <br />Development Services Director then it shall be interpreted that the use in the chapter <br />having the most similar characteristics as the use in question shall govern except in the <br />event the use is expressly prohibited. <br />§ 265-35. - Mixed Use - Resort District (MU -R). <br />(5) Minimum separation between buildings. To preserve ocean views for properties west of <br />Collins Avenue, primary use buildings exceeding 20 feet in height above grade on the <br />same site shall be separated by a minimum of 100 feet as measured parallel to Collins <br />Avenue. Cantilevers and open porches may project from the building wall into the <br />required building separation not more than six feet, and unenclosed stairways may project <br />42 <br />
