(1) The project shall be developed substantially in accordance with the plans submitted for <br />temporary sales center approval. Plans created by The Sieger Suarez Architects, LLC stamped <br />received June 16, 2021. Upon the submittal of an application for building permit, the plans <br />submitted shall meet with the approval of the City Manager or his/her designee. Plans shall <br />include all the required elements of the site plan pursuant to the City's Land Development <br />Regulations. If the submitted plans result in a change that would not be considered minor, <br />the Applicant shall be required to obtain approval of the City Commission. <br />(2) That the Applicant has submitted site plan application for the project pursuant application <br />PZ2021-06. In the event that the Applicant fails to obtain site plan approval for application <br />PZ2021-06 within six (6) months of the adoption of this Resolution, the approval for the <br />temporary sales center shall be deemed null and void. <br />(3) A bond shall be posted by the applicant for the amount $20,000 that would be necessary <br />if the City were placed in the position of having to remove said temporary sales center or <br />trailer. <br />(4) Removal of the sales center must comply with all City and County requirements. Removal <br />shall occur no later than 30 days after Certificate of Occupancy is obtained for the Bentley <br />Residences project, unless a site plan approval for a different project is approved for the <br />subject property. <br />(5) The Applicant shall comply with all conditions and permit requirements of the <br />Department of Permitting, Environment and Regulatory Affairs (PERA), the Miami -Dade <br />County Fire Department (MDFD), Water and Sewer Department, Department of <br />Environmental Protection (DEP), Florida Department of Transportation (FDOT). <br />(6) If the Applicant does not obtain a building permit for the temporary sales center within <br />three (3) months of approval of the request to construct the off -site sales center, the approval <br />shall be deemed null and void. <br />Section 4.
