Lighting: Lighting must comply with minimum outdoor standards at the time of <br />building permitting. <br />Parking requirement: <br />Staff Analysis: The Applicant is requesting approval to continue the use of a temporary sales <br />center located at 18325 Collins Avenue. The proposal includes a model unit <br />of the project with 5,043 sq ft. The sales center will consist of offices and a <br />unit model for the proposed Bentley Residences project. The Bentley <br />Residences project has not been approved by City Commission. Therefore, <br />this application shall be null and void if the Bentley Residences in not <br />approved within the next six months. Staff has reviewed the temporary sales <br />center site plan submitted by the Applicant. Staff does not have any <br />objection to the proposed sales center provided that the conditions set forth <br />below are satisfied. Please note that the Applicant intends to maintain the <br />north wing of the Bluegrass Motel to be used as additional sales/construction <br />office space. <br />Conditions: (1) The project shall be developed substantially in accordance with the plans <br />submitted for temporary sales center approval. Plans created by The Sieger <br />Suarez Architects, LLC stamped received June 16, 2021. Upon the submittal <br />of an application for building permit, the plans submitted shall meet with the <br />approval of the City Manager or his/her designee. Plans shall include all the <br />required elements of the site plan pursuant to the City's Land Development <br />Regulations. If the submitted plans result in a change that would not be <br />considered minor, the Applicant shall be required to obtain approval of the <br />City Commission. <br />(2) That the Applicant has submitted site plan application for the project <br />pursuant application PZ2021-06. In the event that the Applicant fails to <br />obtain site plan approval for application PZ2021-06 within six (6) months of <br />the adoption of this Resolution, the approval for the temporary sales center <br />shall be deemed null and void. <br />(3) A bond shall be posted by the applicant for the amount $20,000 that <br />would be necessary if the City were placed in the position of having to <br />remove said temporary sales center or trailer. <br />(4) Removal of the sales center must comply with all City and County <br />requirements. Removal shall occur no later than 30 days after Certificate of <br />Occupancy is obtained for the Bentley Residences project, unless a site plan <br />approval for a different project is approved for the subject property. <br />(5) The Applicant shall comply with all conditions and permit requirements <br />of the Department of Permitting, Environment and Regulatory Affairs <br />(PERA), the Miami -Dade County Fire Department (MDFD), Water and <br />Bentley Temporary Sales Center PZ2021-10 <br />Page 2 of 3 <br />
