S <br />January 26, 2022 <br />Ms. Claudia Hasbun, Zoning Administrator <br />City of Sunny Isles Beach <br />18070 Collins Ave. <br />Sunny Isles Beach, Florida <br />RECEIVED <br />JAN 2 5 ?022 <br />PLANNING & ZONING DEPT. <br />City of Sunny Isles Beach, FL <br />Re: Second Amended Letter of Intent/La Playa Beach Associates, LLC/18801 <br />Collins Avenue - Application for Major Modification of Previously <br />Approved Site -Plan and Conditional Use Approval ("Application") <br />Dear Ms. Hasbun: <br />On behalf of this firm's client, La Playa Beach Associates LLC ("Applicant"), we <br />respectfully submit this second amended letter of intent in support of the Application to modify <br />the previously approved site plan for the approximately 4.716 -acre oceanfront property located at <br />18801 Collins Avenue (the "Property"). <br />Currently known and approved as "La Playa Varadero," the Fortune International Group <br />and Chateau Group are proud to present a modified "La Playa" project that has been redesigned <br />by renowned architectural firm Arquitectonica, to create a phased project with 490 residential units <br />within two approximately 750 -foot -high towers consisting of 62 stories each, that will enhance the <br />City of Sunny Isles' ("City") skyline with an innovative and visually striking building profile (the <br />"Project"). ' Modified amenities will include: (i) an 8,000 sqft. private spa exclusive for Resident <br />and Club Member use; (ii) an 8,462 sqft. restaurant consisting of 5,550 sqft. of indoor dining and <br />2,912 sqft. of outdoor dining that will be open to the public to provide additional dining options <br />for City residents and visitors; (iii) a Beach Bar & Grill consisting of 3,450 sqft. of indoor dining <br />and 1,750 sqft. of outdoor dining exclusive for Resident and Club Member use; (iv) a private <br />members' Club that has access to the spa and Beach Bar & Grill and will offer limited membership <br />to the public; (iv) 17 private cabanas that will be available for purchase by Residents; and (v) 13 <br />guest suites that will be exclusively available for Residents and their guests. The total Project floor <br />area ratio, including approved transfer of development rights ("TDRs"), is 5.98 (1,228,435 sqft.). <br />' The La Playa Varadaro project was originally approved by the City Commission on November <br />19, 2015, through the adoption of Resolution No. 15-Z-156 (Site Plan Approval and use of TDRs) <br />and Resolution No. 2015-2497 (transfer of public TDRs in the amount of 283,485 square feet (and <br />119 dwelling units)). On April 21, 2016, the site -plan was modified through Resolution 16-Z-158 <br />and approved for 490 residential units and 12 cabana/suites. On January 21, 2016, the City <br />Commission also approved the potential transfer of 75,000 square feet (and 35 dwelling units) <br />from the property known as the "Corner House" property to the Property, through the adoption of <br />Resolution No. 2016-2511. <br />51 <br />
