February 17th, 2022 <br />y6 FLFLOA� <br />QTY OF SUN P� <br />CITY OF SUNNY ISLES BEACH <br />DEVELOPMENT REVIEW REPORT <br />LA PLAYA BEACH <br />SITE PLAN MODIFICATION <br />I. PROJECT SUMMARY <br />Application Number: PZ2021-22 <br />Application Summary: The Applicant is seeking a major site plan modification for the <br />approved project "La Playa Beach" formerly known as, "La Playa <br />Varadero", located at 18801 Collins Avenue, Sunny Isles Beach, FL <br />33160. The site plan modification is requesting a height increase of 5 <br />stories for both the north and south condominium towers, bringing the <br />north and south condominium towers to a maximum of 62 stories or <br />750'-0" NGVD. Additionally, the Applicant is requesting an increase of <br />281 square feet of Floor Area Ratio (FAR), for a total of 5.98 FAR or <br />1,228,435 square feet of FAR for the overall project. The total number <br />of dwelling units, as proposed, is 490 dwelling units, respectively, 260 <br />in the south tower and 230 in the north tower. <br />The Applicant is seeking a conditional use approval to include a <br />private members club, offering memberships to the residents of La <br />Playa Beach and to the public. The private members club will have <br />access to a private spa totaling 8,000 square feet and a beach bar <br />and grill restaurant totaling 5,200 square feet (indoor and outdoor <br />dining). Additionally, a restaurant open to the public totaling 8,462 <br />square feet (indoor and outdoor dining) is proposed. Moreover, the <br />Applicant is proposing to modify the building amenities to include 17 <br />cabanas and 13 guest suites. Further, the Applicant is requesting a <br />shared parking agreement between the spa and restaurant uses. <br />Moreover, the Applicant is requesting a payment agreement for the <br />approved Transfer Development Rights (TDRs) and FAR bonuses to <br />be on terms as approved by the City Commission. Further, the <br />Applicant is requesting for an extension of time to pull a building <br />permit for an additional 48 months over the 24 months allowed by the <br />Land Development Regulations (LDRs), for a total of 72 months from <br />PZ2021-22 1 <br />63 <br />
