0 t FL/,}li O4 <br />fTt OF S01A h� <br />City of Sunny Isles Beach <br />18070 Collins Avenue <br />Sunny Isles Beach, Florida 33160 <br />(305) 947-0606 City Hall <br />(305) 949-3113 Fax <br />MEMORANDUM <br />TO: Honorable Mayor and City Commissioners <br />VIA: Stan Morris, City Manager <br />FROM: Planning and Zoning Consultant <br />DATE: May 19, 2022 <br />RE: Comprehensive Plan Future Land Use Map (FLUM) Amendment <br />RECOMMENDATION: <br />This Ordinance is recommended for your approval. <br />REASONS: <br />The City of Sunny Isles Beach accepted a land donation according to Resolutions No. 14-Z-143 and No <br />2014-2275, the land donated is located at 215 185 St, Sunny Isles Beach, FL (the "Donated Property" <br />with folio No. 31-2202-006-0010. Consequently, the City obtained ownership of the Donated Property <br />on July 29, 2016 and entered into a triple net leaseback agreement, which maintain the land as a sales <br />center for the project known as Turnberry Ocean Club. Currently, the City is taking possession of the <br />Donated Property and is wishing to pursue a Community Facility in such property. Therefore, is <br />presenting an amendment to the City's Comprehensive Plan Future Land Use (FLUM) to change th, <br />future land use of Low to Moderate Density Townhouse to Community Facilities. This amendment wil <br />be transmitted to the State Department of Economic Opportunities (DEO) and to all external agencie! <br />require to review the amendment, thus, this amendment will be pursued as a small scale <br />Comprehensive Plan amendment, according to F.S. 163.3187. <br />ATTACHMENTS: <br />Ordinance <br />Staff Report <br />Public Notice <br />Item Number: 9.A <br />41 <br />
