Page 13 <br />1.0 - INTRODUCTION <br />The Corradino Group was hired on behalf of the City of Sunny Isles Beach to prepare the required traffic <br />impact statement for a Comprehensive Plan Future Land Use Map (FLUM) Amendment and Official <br />Zoning Map Amendment that impact one (1) property totaling 0.672 acres. This property is located at 215 <br />185"' Street, Sunny Isles Beach, Florida 33160 and is Folio Number 31-2202-006-0010. The property is <br />zoned Moderate Density Townhouse Residential (R-TH) with a FLUM designation of Low to Moderate <br />Density Townhouse. Currently, the existing maximum allowable development intensity for the parcel <br />includes 13 dwelling units per gross acre, for a total maximum of 8 multi -family residential units. The <br />current condition of the property includes a one-story small office trailer of 9,120 square feet and 25 parking <br />spaces as depicted on the site plan provided in Appendix A. The property was donated to the City of Sunny <br />Isles Beach in accordance to Zoning Resolution No.14-Z-143 and Resolution No.2014-2275. The <br />amendment proposes to change the Property Official Zoning Map and FLUM designations to Community <br />Facilities as shown in Figure 1. The proposed designation allows for a maximum 25 residential care <br />facilities per gross acre, for a total of 16 residential units. The maximum Floor Area Ratio (FAR) for non- <br />residential uses is 2.0, for a total allowable 58,580 square feet of non-residential.
