Page 110 <br />8.0 - CONCLUSION <br />The Corradino Group was hired on behalf of the City of Sunny Isles Beach to prepare the required traffic <br />impact statement for a Comprehensive Plan Future Land Use Map (FLUM) Amendment and Official <br />Zoning Map Amendment that impact one (1) property totaling 0.672 acres. This property is located at 215 <br />185`h Street, Sunny Isles Beach, Florida 33160 and is Folio Number 31-2202-006-0010. The property is <br />zoned Moderate Density Townhouse Residential (R-TH) with a FLUM designation of Low to Moderate <br />Density Townhouse. Currently, the existing maximum allowable development intensity for the parcel <br />includes 13 dwelling units per gross acre, for a total maximum of 8 multi -family residential units. The <br />current condition of the property includes a one-story small office trailer of 9,120 square feet and 25 parking <br />spaces. The property was donated to the City of Sunny Isles Beach in accordance to Zoning Resolution <br />No.14-Z-143 and Resolution No.2014-2275. The amendment proposes to change the Property Official <br />Zoning Map and FLUM designations to Community Facilities. The proposed designation allows for a <br />maximum 25 residential care facilities per gross acre, for a total of 16 residential units. The maximum Floor <br />Area Ratio (FAR) for non-residential uses is 2.0, for a total allowable 58,580 square feet of non-residential. <br />This roadway capacity analysis has been prepared to identify the amendment's potential impact on the <br />surrounding roadway network. <br />It was determined that there is enough existing capacity along the adjacent roadway that service the project <br />location. SR AIA/Collins Avenue is classified as a State Signalized Arterial with 20 -minute Headway <br />transit service within one half mile. Per the City of Sunny Isles Beach Adopted Comprehensive Plan Policy <br />8A, the LOS criteria is LOS E+20 for this road segment. In order to provide a conservative analysis, no <br />multi -modal reduction was included, but it should be noted that there are projects in the horizon which will <br />impact traffic congestion and improvement multi -modal connectivity in this area. The existing conditions <br />and future 2025 with and without the amendment LOS of D in the AM and PM peak periods. The future <br />2045 conditions with and without the amendment have a LOS D in the AM peak period and LOS E+20 in <br />the PM peak period. The results indicate that the amendment does not significantly impact the roadway <br />segment. <br />FLUM AND ZONING AMENDMENT TRAFFIC STATEMENT <br />40 <br />
