LA PLAYA BEACH ASSOCIATES, LLC <br />City of Sunny Isles Beach <br />Development Review Process <br />Letter of Intent <br />August 18, 2023 <br />Owner's name: La Playa Beach Associates, LLC PZ2023-10 <br />Project address: 18801 Collins Ave., Sunny Isles Beach, FL 33160 8/18/2023 <br />Folio No. 3122020030120 <br />Permit No.: 82023-377 <br />To whom it may concern, <br />The intention of this letter is to require a variance in the maximum allovable number of wall signs from one (1) to two (2). In <br />addition, we are also requesting an increase in in the allowable size for the fagade signs at the St. Regis Sales Gallery. Both signs <br />exceeded the maximum allowed of 35 sq.ft. per Code Sec. 265-56(B)(3). <br />The "St Regis Residences" sign is 37"x226" (58 SQ.FT.) <br />The "Fortune International Group — Chateau Group" is 109"x57" (43 SQ.FT.) <br />The front wall is composed of a modulation of 16 porcelain tiles of 122" x 60" each (northwest and southwest). For scale and <br />harmonic proportion we used one module for the name "St Regis Residences" (northwest) and two modules for "Fortune <br />International Group — Chateau Group" (southwest) sign. We use the same background material as the fagade to maintain <br />homogeneity and ensure that only the letters are visible from Collins Avenue. <br />Placement of the fagade sign is far from sidewalk and with limited visibility due to the distance, the vegetation and the art placed <br />in the property. <br />Fagade sign is mounted more than 320 feet away from the sidewalk. <br />We strongly believe signs are necessary for the public and potential clients to identify the Sales Gallery within such a big lot. <br />Bringing such a reputable brand to Sunny Isles Beach will help the Sales of this Monument project.
