<br /> <br />Warranties <br />In this phase MBR obtains and review all warranties, operations, and maintenance manuals and <br />any other such documents, have them corrected as required. <br /> <br />Warranty Phase <br />The duration of this phase is one year from the date of owner occupancy. <br />During this phase MBR will: <br /> Coordinate and supervise the completion of all warranty work <br /> Conduct warranty inspections and provide reports at 6th and 11th month of occupancy <br /> Provide Owner with As-built drawings <br /> Provide owner all warranties and guaranties <br /> <br />Substantiation <br /> Project meetings: During design stage there will be meetings with the client after every <br />submittal stage to review their comments and the construction phase, MBR will conduct weekly <br />progress meetings and generate written reports of these meetings <br /> Design Stage Meeting Minutes: These reports will specify the date of the meeting, list of <br />attendees and a record of items discussed during the meeting to be noted or resolved. These <br />Issues will be addressed and incorporated in the next submittal. <br /> Construction Stage Meeting Minutes: These reports will specify the date of the meeting, list <br />of attendees and a record of items discussed during the meeting to be noted or resolved. Items <br />to be resolved remain in the meeting minutes as old business until resolved. <br /> RFI: All requests for information will be issued to the client’s rep in writing, even those asked <br />during project meetings will be followed up in writing. <br /> Logs are a solution to keep a record of: <br /> Shop drawing submittals enable us to monitor and prevent any delays of long lead items and <br />allows the client to review and determine that the requirements are met. <br /> Change orders requested by the client if additional work is required. <br /> RFI specifying which RFI’s have been answered and which are pending.
