Ms. Claudia Hasbun, Zoning Administrator <br />City of Sunny Isles Beach <br />September 26, 2014 <br />Page 2 <br />swimming pools, cabanas, restaurant and spa) 2 within a 50 -story, 649 foot high tower containing <br />approximately 574,008 square feet (the "Project "). The Project is consistent with the provisions <br />of the City's Comprehensive Plan and Land Development Regulations ( "LDRs "), and we are <br />pleased to state that no variances are required. <br />In accordance with LDRs, the Applicant respectfully requests the following: <br />I. Site plan approval adopting the plans entitled "Sunny Isles Property Venture LLC, <br />15701 & 15795 Collins Ave., Sunny Isles Beach, Fl" as prepared by the <br />architecture firm of Arquitectonica (collectively, the "Site Plan"); <br />2. Approval of an increase in floor area ratio in accordance with Sections 265 -35 of <br />the LDRs utilizing the following bonuses: <br />a. 0.10 - Beach Access Bonus; <br />b. 0.60 - Public Beach Recreational Enhancement Bonus; <br />C. 0.60 - Collins Avenue Public Streetscape Enhancements Bonus; <br />d. 0.20 - Sunny Isles Public Parking Bonus; <br />e. 0.20 - Public Oceanfront Park And Open Space Enhancements Bonus; <br />f. 0.20 - Educational And Cultural Infrastructure Bonus; and <br />g. 0.20 - Beach Access Trust Fund Contribution. <br />Approval of the utilization of Transferred Development Rights ( "TDRs ") to <br />increase the density and intensity of the Project by 30% in accordance with <br />Section 265 -23 of the LDRs as follows: <br />a. Approval of the utilization of 83,445 square feet and 42 units of private <br />TDRs in accordance with Section 265 -23 of the LDRs3; <br />b. Approval of the utilization of 49,018 square feet and 10 units of City - <br />owned TDRs in accordance with Section 265 -23 of the LDRs;° and <br />` All amenities will be for the use of residents and their guests, and the proposed cabanas will be utilized in <br />accordance with Section 265- 35D(16)(c) of the LDRs as defined herein. <br />3 On January 16, 2014, the City Commission adopted Resolution 2014 -2181 approving the assignment of transfer <br />development rights consisting of 76,232 square feet and 39 units to the Applicant t0 be utilized on this Property. <br />See Exhibit "A."
