Peer Review: 334 Atlantic Isle Property Report — Sunny Isles Beach ceip inrdn <br />AUTHORIZATION and SCOPE of WORK <br />CAP Engineering, Inc was requested by the city of Sunny Isles Beach Planning and Zoning <br />Director, Ms. Amy Canales, AICP to provide a brief peer review of the Structural Condition Report <br />prepared by the firm of Youssef Hachem Consulting Engineering for the building located on the <br />334 Atlantic Isle property. Report is dated February 26, 2024, and is included in this report under <br />Appendix A. <br />The Report was prepared for Shubin & Bass, P.A., attorneys for the current property owner, the <br />owner is seeking demolition of the historically designated building on the property shown in this <br />paragraph and on the cover of this brief report. Shubin & <br />Bass, P.A also subcontracted the firm of NV5 to perform <br />laboratory compressive strength and chemical analysis <br />on the concrete of the subject property. Chemical <br />Analysis was performed by A & S Laboratories. NV5 <br />Report is dated December 7, 2022 and is affixed as <br />Appendix B to the Youssef Hachem Consulting Engineering Report. <br />This Peer Review was authorized by the City of Sunny Isles Beach on July 15, 2024 thru Purcha <br />Order No. 24-01732. Ricardo J. Fernandez, RA, Principal Architect and Senior Project Manager at <br />CAP Engineering is the designated professional for this undertaking. <br />1 <br />113 <br />
