• Concrete Lintels beams have several linear cracking. (See images Appendix A).
• Some spots on the structure with concrete spalling.
• The clay masonry unit wall is unreinforced and has linear cracking along the
perimeter of the building. (See images Appendix A).
• Clay units are interlocked by mortar, and the cells are empty.
• Grade beams are in deteriorated situation, rebar has evidence of rust due to
several cracking and spalling. (See image 2)
All the issues described above are addressed according to our visual inspections (see
Appendix A).
We did not find any structural as built plan or historical plan available to review.
According to the facts described above, the structural bearing walls were built with clay
blocks interlocking each other with mortar and are unreinforced. Neither complies with
current code and standards for structural clay (ASTM C56 — Standard Specification for
Structural Clay Nonloadbearing).
The building is in poor condition and does not comply with current building code as it
presents damage described above like cracking and spalling (See images in appendix a).
Concrete elements such as grade beams present severe linear cracking along their
length, in some cases exposing the rebar. (See image 2).
Image 2. Linear cracking on the concrete tie beam.
As showed in image 2, this typical damage is recurrent in all the grade beams.
V.
