RESOLUTION NO. 25-Z- -I—Dq <br />A RESOLUTION OF THE CITY COMMISSION OF THE CITY OF SUNNY ISLES BEACH, <br />FLORIDA, APPROVING A SITE PLAN MODIFICATION APPLICATION (PZ2024-07) <br />SUBMITTED BY LA PLAYA BEACH ASSOCIATES, LLC FOR THE PROJECT ENTITLED <br />"ST. REGIS RESIDENCES," F/K/A "LA PLAYA BEACH" AND "LA PLAYA VARADERO" <br />TO DECREASE THE DENSITY FROM 490 UNITS TO 361 UNITS, TO MODIFY THE <br />BUILDING AMENITIES TO INCLUDE 14 CABANAS AND 10 GUEST SUITES, <br />DECREASE THE BEACH BAR AND GRILL FROM 5,200 SQ. FT. TO 4,207 SQ. FT., <br />REDUCE THE PUBLIC RESTAURANT SPACE FROM 8,462 SQ. FT. TO 7,193 SQ. FT., <br />CONVERT 5,170 SQ. FT. OF RESIDENTIAL AMENITY AREA TO 1,068 SQ. FT. OF <br />COMMERCIAL USE, AND ADD ONE LEVEL OF BELOW -GRADE PARKING TO TOWER <br />2; PROVIDING THE CITY MANAGER WITH THE AUTHORITY TO DO ALL THINGS <br />NECESSARY TO EFFECTUATE THIS RESOLUTION; PROVIDING FOR SEVERABILITY; <br />PROVIDING FOR REPEALER; PROVIDING FOR AN EFFECTIVE DATE. <br />WHEREAS, La Playa Beach Associates, LLC (the "Applicant") is seeking approval of a Site <br />Plan Modification (PZ2024-07) to modify the approved site plan for the project "St. Regis <br />Residences" formerly known as, "La Playa Beach" and "La Playa Varadero," which was approved <br />by the City of Sunny Isles Beach ("City") pursuant to Resolution No. 15-Z-156, passed and adopted <br />November 19, 2015, and later modified through Resolution No. 16-Z-158, passed and adopted <br />April 21, 2016, and through Resolution No. 22-Z-189, passed and adopted February 17, 2022; and <br />WHEREAS, the Applicant's Site Plan Modification Application requests the following: <br />I. Pursuant to Section §265-18 and §265-35 of the City of Sunny Isles Beach Land Development <br />Regulations, the Applicant is seeking a Site Plan Modification for the project "St. Regis <br />Residences" formerly known as, "La Playa Beach" and "La Playa Varadero." The proposed <br />modification is to decrease the density from 490 units to 361 units, to modify the building <br />amenities to include 14 cabanas and 10 guest suites, decrease the Beach Bar and Grill from <br />5,200 sq. ft. to 4,207 sq. ft., reduce the public restaurant space from 8,462 sq. ft. to 7,193 sq. <br />ft., convert 5,170 sq. ft. of residential amenity area to 1,068 sq. ft. of commercial use, and <br />add one level of below -grade parking to Tower 2. <br />Legal: ALL OF TRACT "I", LESS THE SOUTH 216.66 FEET AS MEASURED AT RIGHT <br />ANGLES TO THE SOUTH LINE OF SAID TRACT "I", OF AMENDED PLAT <br />NORTH BISCAYNE BEACH, ACCORDING TO THE PLAT THEREOF, AS <br />RECORDED IN PLAT BOOK 44, AT PAGE 42, OF THE PUBLIC RECORDS OF <br />MIAMI-DADE COUNTY, FLORIDA. <br />TOGETHER WITH <br />THAT PARCEL OF LAND LYING EAST OF AND BOUNDED ON THE WEST BY <br />THE EAST LINE OF SAID TRACT "I", AND BOUNDED ON THE NORTH BY THE <br />
