VARIANCES REVIEW <br />The Applicant has requested a total of four (4) variances from the Land Development <br />Regulations. Three (3) variances are from the site development standards of the B-1 <br />zoning district: (1) Reduce the front setback from 40' to 54.5", (2) Reduce the north and <br />south side setbacks from 10' to 6', (3) Reduce the required number of off-street parking <br />spaces from 20 spaces to 10 spaces. These variance requests are reviewed against the <br />following criteria from Code Section §265-15.G.: <br />A variance shall be granted only where competent and substantial evidence <br />presented in the particular case shows that all of the following are met. <br />Page 6 of 13 <br />48 <br />
