Shubin Law Group <br />PROFESSIONAL ASSOCIATION <br />December 20, 2024 <br />Stan Morris, City Manager <br />City of Sunny Isles Beach <br />18070 Collins Avenue, 311 Floor <br />Sunny Isles Beach, Florida 33160 <br />GITT OF <br />y \SLES� <br />RECEIVE® <br />PZ2025-01 <br />12/20/2024 <br />PLANNING & ZONING DEPT. <br />Re: Amended Letter of Intent/La Playa Beach Associates, LLC <br />Conditional Use and Variance Application for Temporary Sales Center <br />("Application") <br />18590 Collins Avenue <br />Dear Mr. Morris: <br />On behalf of this firm's client, La Playa Beach Associates LLC ("Applicant"), and in <br />furtherance of the Lease Agreement between Applicant and the City of Sunny Isles ("City") dated <br />July 10, 2024, we respectfully submit this Amended Letter of Intent in support of the Conditional <br />Use and Variance Application for a temporary sales center site plan located at 18590 Collins <br />Avenue (the "Property"). <br />As you know, in May 2024, the City of Sunny Isles City Commission approved Ordinance <br />2024-612, approving a lease agreement between the City and Applicant for the lease of the <br />Property for use as a temporary sales center related to the development of the Property located at <br />18801 Collins Avenue and known as the St. Regis Sunny Isles' and which abuts Collins Avenue <br />("Lease"). The Sales Center will be used for marketing and events to promote the approved project <br />site plan and for the purposes of selling units at the St. Regis. <br />Pursuant to the Lease, Applicant is submitting a Leasehold Site Plan for approval.
