THE CITY OF SUNNY ISLES BEACH <br />PROJECT NO. 21-1011 <br />BUILDING DEPARTMENT RELOCATION TO ANNEX <br /> <br />Project No. 21-1011 November 2024 092423-10 <br /> <br />a) No. 8 x 3-inch (76 mm) for 1 inch (25 mm) insulation board <br />thickness. <br />b) No. 10 x 3-1/2 inches (89 mm) for 1-1/2-inch (38 mm) insulation <br />board thickness. <br />c) No. 10 x 4-inch (102 mm) for 2-inch (51 mm) insulation board <br />thickness. <br /> <br />j. Lath fastener spacing: maximum 6 inches (152 mm) vertically along <br />studs. <br />k. Stucco: 3/4-inch (19 mm) or 7/8-inch (22 mm) Portland cement stucco <br />per ASTM C 926 of uniform thickness applied in two coats, scratch and <br />brown coat. <br /> <br />3. Moisture Control: Prevent accumulation of water into or behind stucco, either by <br />condensation or leakage into wall construction, in design and detailing of wall <br />assembly: <br /> <br />a. Corrosion Resistant Flashing: Protect exposed elements and direct water <br />to exterior, including, above window and door heads, beneath window <br />and door sills, at floor lines, at roof/wall intersections, decks, abutments <br />of lower walls with higher walls, above projecting features, and at the <br />base of the wall. <br />b. Air Leakage Prevention: Prevent excess air leakage in the design and <br />detailing of the wall assembly. Provide continuity between air barrier <br />components in the wall assembly. <br />c. Vapor Diffusion and Condensation: Dew point analysis of wall assembly <br />to determine potential for accumulation of moisture in wall assembly as <br />a result of water vapor diffusion and condensation. Adjust wall assembly <br />components accordingly to minimize the risk of condensation. Avoid the <br />use of vapor retarders on the interior side of the wall in warm, humid <br />climates. <br />d. StoGuard Air/Moisture Barrier over sheathing. <br />e. At through wall expansion joints and at joints formed with back-to-back <br />casing beads, back joints with StoGuard Transition Membrane, refer to <br />Sto Guide Details atwww.stocorp.com. <br />f. Seal stucco terminations and accessory butt joints with appropriate <br />sealant. <br />g. Seal penetrations through the stucco wall assembly with appropriate <br />sealant, or backer rod and sealant, as dictated by joint type. <br /> <br />4. Grade Condition: <br /> <br />a. Do not specify stucco for use below grade or on surfaces subject to <br />continuous or intermittent water immersion or hydrostatic pressure. <br />b. Minimum 4-inch (102 mm) clearance above earth grade. <br />c. Minimum 2-inch (51 mm) clearance above finished grade (pavers and <br />sidewalk). Increased clearance in freeze/thaw climate zones. <br /> <br />5. Sloped Surfaces, Including Foam Trim and Projecting Architectural Features <br />Attached to Stucco: <br /> <br />a.
