1 <br /> <br /> <br /> Sunny Isles City Annex Building <br /> <br />CLARIFICATIONS AND EXCLUSIONS <br /> <br />1. The following costs are specifically excluded: <br />a. Architectural, engineering or design services or fees. <br />b. The design, processing and/or recording of utility easements. <br />c. Builders risk insurance. <br />d. Governmentally imposed bond premiums, impact or other development fees. <br />e. 3rd party testing & inspections, required by the building permit. <br />f. Utility relocation. <br />g. Offsite Dewatering services. (casual dewatering is included if needed) <br />h. Fire DAS/BDA Systems. <br />i. Furnishings, fixtures, appliances, equipment, window treatments, shelving. <br />j. Asbestos, Moisture, Subsurface or other environmental consulting, surveying, testing, abatement or <br />remediation. <br />k. Costs associated with bringing existing systems, facilities, fire rated assemblies, construction, etc. in <br />compliance with current building codes. <br />l. Removal of any existing fuel tanks, monitoring wells, deleterious, contaminated soils or hazardous soils <br />or materials related to the site’s previous usage. <br />m. Providing or installing systems furniture/office cubicles/storage cabinets/systems furniture glass doors, <br />furniture or furnishings. (by owner) <br />n. Any required steel support for systems furniture if applicable. (not shown on plans) <br />o. Parking fees and transportation to and from off-site parking if required. <br />p. Existing sign renovation/landscape lights. (No details provided) <br />q. Telco/data wiring, devices or equipment. Plans indicate by owner vendor. (empty conduit and pullstrings <br />has been included) <br /> <br />2. The following general clarifications apply: <br />a. Unforeseen conditions, unique soils, extreme site compaction needs or deleterious materials encountered <br />will be promptly brought to the Owner’s attention. <br />b. Contractor has not included costs associated with demolition or removal of above or below grade <br />structures, piping or removal or relocation of existing monitoring wells. Estimates for the removal of these <br />items, if any, will require a survey of existing conditions once they are exposed. <br />c. Plans reference “aluminum” hollow metal doors. Specs indicated typical steel hollow metal doors. Steel <br />hollow metal doors have been included. <br />d. Unless specifically described in the plan documents, slabs and finished floors will not be pitched to floor <br />drains. <br />e. Correction or modification of existing construction to satisfy ADA building requirements is not included <br />unless specifically shown on plans. <br />f. Lightweight Insulating contract is shown on the overflow scupper detail. It is assume this a “copy and paste” <br />detail as it is not referenced elsewhere and there is no specification for it. Lightweight insulating concrete is <br />not included.
