Exceptions and Exclusions <br /> <br /> A staging area shall be provided to store material in a portable container and place <br />a dumpster. <br /> Card readers wiring, trimming and devices are excluded. <br /> Low voltage wiring, trimming and devices are excluded. <br /> The city shall provide a small area for the superintendent to display full size plans <br />and other documents to receive inspectors from the building department. Such an <br />area should be outside of the jobsite area, but nearby. <br /> The project will be completed in one phase. <br /> Fire resistant foam or intumescent paint application for the existing structure is <br />excluded. <br /> All fire penetrations are included in the scope of work. <br /> All escalation costs are included for the duration of the project if the project is <br />started within 6 months of the bid submittal. If the project commences after 6 <br />months of bidding there will be an evaluation of cost, and if there is an increase <br />in any costs, proper documentation will be provided to request a price adjustment. <br /> Sleiman Construction will run the conduits and provide receptacles for city IT <br />Team. <br /> BIM services are excluded. <br /> MOT is excluded. <br /> Proposal is Based on bid set provide BEA Architect dated 02/28/2025. Any changes <br />in the construction Drawings or permit set may affect the proposal. <br /> New Landscaping and SOD outside is excluded. <br /> Camera inspection for sanitary and grease lines is excluded. <br /> Parking fees are not included, the city should provide parking passes for our <br />laborers and subcontractors. <br /> New Rainwater leaders are not connected to any French drains or plumbing lines. <br /> We include KOHLER Model KG200, EPA Certified Gas Generator Set 200 kW, 0.8 <br />PF, 60 Hz, 3 Phase, 120/208 Volt, Natural Gas in the proposal. This generator has <br />the shortest lead time of 24-26 weeks than other similar generators. <br /> Moisture testing is included in the proposal, and we will suggest if moisture <br />mitigation is required for additional cost to the owner. <br /> Breakroom appliances (refrigerator and microwave) are included in the proposal. <br /> Base bid includes furniture from Office Furniture 4 Sale, if furniture is to be <br />provided by Wrk Lab Please add $ 179,369.63 to base bid.
