Section 4 – Approach / Methodology Preventative Maintenance Plan Cool Water Air Conditioning will implement a proactive monthly maintenance schedule tailored for each City of Sunny Isles Beach facility. Prior to each visit, our office will coordinate directly with City personnel to confirm timing and access, ensuring clear communication and minimal disruption to facility operations. All service visits will be documented in our enterprise management system, which logs technician notes, completed checklists, and site photos for client review after each visit. This provides transparency and creates a permanent record of all maintenance activity for each unit. Our certified union technicians will perform the following services, consistent with the City's outlined scope of work: i. Thermostat and Control Inspection • Inspect thermostat operation in all modes. • Check thermostat connections, level, and calibration. • Tighten any loose mounting screws. ii. Air Handling Unit and Drainage System Maintenance • Clean drain pans and drain lines. • Check float switch operation. • Inspect wiring for loose or discolored connections. • Replace belts (if applicable) at preferred customer rates. • Inspect evaporator coil (cleaning not included in this contract). • Inspect blower assembly. • Lubricate bearings and oil ports. • Inspect heater and verify heater operation. iii. Fan System Maintenance • Inspect all fans. • Record operating data.
