Section 4 – Approach / Methodology <br /> <br />Preventative Maintenance Plan <br />Cool Water Air Conditioning will implement a proactive monthly maintenance schedule tailored <br />for each City of Sunny Isles Beach facility. Prior to each visit, our office will coordinate directly <br />with City personnel to confirm timing and access, ensuring clear communication and minimal <br />disruption to facility operations. All service visits will be documented in our enterprise <br />management system, which logs technician notes, completed checklists, and site photos for client <br />review after each visit. This provides transparency and creates a permanent record of all <br />maintenance activity for each unit. <br />Our certified union technicians will perform the following services, consistent with the City's <br />outlined scope of work: <br />i. Thermostat and Control Inspection <br />• Inspect thermostat operation in all modes. <br />• Check thermostat connections, level, and calibration. <br />• Tighten any loose mounting screws. <br />ii. Air Handling Unit and Drainage System Maintenance <br />• Clean drain pans and drain lines. <br />• Check float switch operation. <br />• Inspect wiring for loose or discolored connections. <br />• Replace belts (if applicable) at preferred customer rates. <br />• Inspect evaporator coil (cleaning not included in this contract). <br />• Inspect blower assembly. <br />• Lubricate bearings and oil ports. <br />• Inspect heater and verify heater operation. <br />iii. Fan System Maintenance <br />• Inspect all fans. <br />• Record operating data.
