The following methodology outlines our <br />standard approach: <br /> <br />1. Scheduling & Coordination <br />• Coordinate site access and schedule recurring maintenance with the facility manager. <br />• Establish a biannual, or monthly service plan based on equipment type and manufacturer recommendations. <br />• Provide a master schedule outlining service intervals for each HVAC unit. <br /> <br />2. Equipment Inspection <br />At each service visit, we perform a thorough inspection of all system components, including but not limited to: <br />• Rooftop units (RTUs) <br />• Exhaust fans <br />• Split systems <br />• Air handling units (AHUs) <br />• Chillers <br />• Cooling Towers <br />• Pumps <br />• Pipes and valves <br />• Ductwork and insulation <br />Each inspection includes: <br />• Verifying operational status <br />• Checking for unusual vibrations or noises <br />• Inspecting electrical connections and safety disconnects <br />• Inspecting belts, pulleys, and motor mounts <br />• Checking refrigerant lines and insulation <br /> <br />3. Cleaning Tasks <br />• Clean condenser and evaporator coils <br />• Clean blower assembly, fllters, fan blades, and drain pans <br />• Clear and treat condensate drain lines to prevent clogs and mold <br />• Clean outside air intake screens and return grilles <br /> <br />4. Filter Replacement <br />• Replace fllters with MERV-13 or higher, as specifled <br />• Log fllter changes by unit number and date <br />• Ensure proper flt and seal to maintain indoor air quality <br /> <br />5. Lubrication and Adjustments <br />• Lubricate motors, bearings, and moving parts per manufacturer guidelines <br />• Tighten loose electrical or mechanical connections <br />• Adjust belts and dampers for proper tension and airfiow <br /> <br />6. Electrical Testing <br />• Inspect and test contactors, capacitors, relays, and circuit boards <br />• Check thermostat calibration and battery backup <br />• Inspect disconnects and verify safe operation <br /> <br />
