Andrews Avenue, Ste 504 <br />Fort Lauderdale, FL 33301 <br />Tel 954 372-6767 <br />DATE: MAY 27, 2025 <br />TO: AMY CANALES, AICP, PLANNING AND ZONING DIRECTOR <br />FROM: COMPLETE CITIES PLANNING GROUP, LLC <br />SUBJECT: SUNNY ISLES BEACH: COMPLETION OF PHASE I AND ADDITION OF PHASE II <br />SCOPE AND FEE PROPOSAL <br />Task 1: Completion of Phase <br />• Refer to Phase I Scope of Work <br />Lump Sum Fee: $7,576 <br />Task 2: Town Center North (TCN) — Comprehensive Plan Text Amendment <br />Prepare draft of text amendment, based on adopted Vision Plan, route to staff for <br />review. <br />o Text amendment to include establishing base and maximum density and <br />intensity for TCN (as applicable, based on revisions to bonus program in <br />LDRs). <br />o Also includes clean-up and revisions to references throughout FLUE, as <br />they relate to the original TC vision, which may no longer be supported in <br />TCN. <br />■ NOTE: Portion of city designated as Town Center South on zoning <br />map is not included in revisions to vision or design language. If <br />necessary, separate policies will be established to create <br />distinction between Town Center North and South. Vision <br />language specific to TC South remains. <br />o Coordination with City Attorney regarding legal permissibility to reduce <br />intensity and density standards. Currently, subject to underlying land use <br />intensity and density standards. Ability to further reduce intensity and <br />density standards on any property subject to legal review and <br />determination. <br />
