Prepared by and Return to: <br />Lydia Lopez <br />Miami -Dade Public Library System <br />101 West Flagler Street <br />Miami, FL 33130 <br />MEMORANDUM OF (LEASE <br />This MEMORANDUM OF LEASE (this "Memorandum"), dated as of November 5, 2025, is by and <br />between City of Sunny Isles Beach, a municipal corporation of the State of Florida, having an address at <br />18070 Collins Avenue, Sunny Isles Beach, FL 33160 ("Landlord") and Miami -Dade County, a political <br />subdivision of the State of Florida, through its Miami -Dade Public Library System, having an address at <br />101 West Flagler Street, Miami, FL 33130 ("Tenant"). <br />Landlord and Tenant hereby acknowledge the following: <br />1. Name and Principal Place of Business of Landlord. The name and address of Landlord is <br />City of Sunny Isles Beach, with its principal place of business at 18070 Collins Avenue, Sunny Isles <br />Beach, FL 33160. <br />2. Name and Principal Place of Business of L.Tenant. The name and address of Tenant is <br />Miami -Dade County, with its principal place of business at 101 West Flagler Street, Miami, FL 33130. <br />3. Lease. Landlord and Tenant have entered into a certain 2025 Sunny Isles Beach Library <br />Interlocal Lease Agreement, dated November 5, 2025 (the "Lease"), whereby Landlord leased to Tenant <br />approximately 7,575 square feet in the City of Sunny Isles Beach Government Center (the "Premises") <br />with a street address of 18070 Collins Avenue, located in the City of Sunny Isles, County of Miami - <br />Dade, State of Florida and which is described in Exhibit A attached hereto (the "Property"). <br />4. Term. The initial term of the Lease commenced on December 1, 2025 and expires on <br />November 30, 2030 (the "Term"). <br />5. Extension Options. Tenant has the right to renew the initial Term of the Lease for three <br />(3) additional terms of five (5) years each. <br />6. Notices. Notices shall be given to the parties to the Lease in writing by hand delivery, <br />certified mail, return receipt requested, or by overnight delivery to the following addresses: if <br />to Landlord, to City Manager, City of Sunny Isles Beach, 18070 Collins Avenue, Sunny Isles <br />
