<br />NOTICE IS HEREBY GIVEN that a public hearing will be held by the City Commission of the City of Sunny Isles Beach, Florida,
<br />in the David P. Samson Commission Chambers, Sunny Isles Beach Government Center, 18070 Collins Avenue, Sunny Isles Beach,
<br />Florida on THURSDAY, JANUARY 15, 2026 AT 6:30 P.M., to consider the following Zoning application:

<br />Summary: The Applicant is requesting approval for a new 10 sq. ft. monument sign at the Milton Tower development project, facing
<br />Sunny Isles Boulevard. Installation of the proposed monument sign requires a modification to the previously approved site plan and
<br />two sign ordinance variances.
<br />Requests:
<br />1. Pursuant to Section §265-18 of the City of Sunny Isles Beach Land Development Regulations, the Applicant is requesting a
<br />Site Plan Modification to increase the number of monument signs from one (1) to two (2).
<br />2. Pursuant to Section §265.63.1 of the City of Sunny Isles Beach Land Development Regulations, the Applicant is requesting
<br />approval of a sign variance to allow two (2) monument signs on a single parcel, where only one (1) is currently permitted per
<br />Section §265-56.A. Specifically, the Applicant is requesting the addition of a second 10 sq. ft. monument sign.
<br />3. Pursuant to Section §265.63.1 of the City of Sunny Isles Beach Land Development Regulations, the Applicant is requesting
<br />approval of a sign variance to decrease the monument sign setback from 6' to 2' from the right-of-way.
<br />The plans reviewed are on -file and may be examined in the City Clerk's Office. The plans are entitled "Milton Tower Rose Cafe," by
<br />Ferrin Signs, stamped received December 11, 2025, consisting of five (5) sheets and survey prepared by Fortin, Leavy, Skiles, Inc.,
<br />stamped received December 11, 2025, consisting of one (1) sheet. Plans are subject to revisions based upon comments provided by
<br />zoning staff of the City of Sunny Isles Beach. Plans are subject to modification.
<br />Legal: Lot 35 and all of Island 35, Lot 36 and Lot A, of BELLA VISTA SUBDIVISION, SECOND REVISED, according to the plat
<br />thereof as recorded in Plat Book 50, Page 76, less that part of Lot A conveyed by Deed dated June 5, 1947, recorded in deed Book
<br />2026, Page 297 for right of way for State Road No. 140 and less that portion of Lot 36 and Lot A as described in Condemnation
<br />Proceeding Civil Case No. 86-02173, of the Public Records of Miami - Dade County, Florida.

<br />City Clerk, City of Sunny Isles Beach, 18070 Collins Avenue, Sunny Isles Beach, Florida 33160 or by sending an email to
<br />PublicComments@sibfl.net. All written comments and questions will be made part of the record at the meeting. All written
<br />comments and questions must be received prior to the commencement of the meeting. Maps and other data pertaining to these
<br />applications are available for public inspection during normal business hours in City Hall. The hearing on these matters may be
<br />continued at this meeting and under such circumstances, additional legal notice would not be provided. If a person decides to appeal
<br />any decision made by the City Commission with respect to any matter considered at such meeting, they will need a record of the
<br />proceedings and, for such purpose, it is the responsibility of such person to ensure that a verbatim record of the proceedings is made,
<br />which record includes the testimony and evidence upon which the appeal is to be based. This notice does not constitute consent by the
<br />City for the introduction or admission of otherwise inadmissible or irrelevant evidence, nor does it authorize challenges or appeals not
