2030 0-� <br />Policies <br />7A. The City of Sunny Isles Beach shall strive to accommodate development in <br />suitable locations and intensities which reflect such factors as recent trends <br />in location and design of residential units; projected availability of service and <br />infrastructure capacity; proximity and accessibility to employment, <br />commercial and cultural centers, in particular within the Town Center; the <br />character of existing adjacent or surrounding neighborhoods; avoidance of <br />natural resource degradation; maintenance of quality of life and creation of <br />amenities. <br />7B. Through its planning, capital improvements, economic development, <br />regulatory and intergovernmental coordination activities, the City of Sunny <br />Isles Beach shall continue to protect and promote tourism as a viable <br />economic use of land. <br />7C. The maintenance of internal consistency among all Elements of the <br />Comprehensive Plan shall be a prime consideration in evaluating all requests <br />for amendment to any Element of the Plan. Among other considerations, the <br />Future Land Use Map shall not be amended to provide for additional <br />intensification of urban development unless multi -modal transportation <br />facilities, hurricane evacuation routes and evacuation times, water, sewer, <br />solid waste, drainage and park and recreation facilities necessary to serve <br />existing and proposed development are included in the plan and the <br />associated funding programs are demonstrated to be viable. <br />7D. Applications requesting amendments to the Land Use Plan Map shall <br />be evaluated as to consistency with the Goals, Objectives and Policies of <br />all Elements, other timely issues, and in particular the extent to which the <br />proposal, if approved, would: <br />i) Satisfy a deficiency in the Land Use Plan Map to accommodate projected <br />population or economic growth of the City; and / or <br />ii) Enhance or impede provision of services at or above adopted Level of <br />Service Standards; and / or <br />iii) Be compatible with abutting and nearby land uses and protect the <br />character of established neighborhoods; and / or <br />iv) Enhance or degrade environmental or historical resources, features or <br />systems. <br />The City of Sunny Isles Beach shall adopt, maintain, update and enhance development <br />regulations and procedures to ensure that future land use and development in the City <br />of Sunny Isles Beach is consistent with the Comprehensive Plan, and to promote well <br />planned development and redevelopment and well -designed buildings. <br />FUTURE LAND USE Page 1 19 <br />435 <br />
