2030 = <br />This commercial land use category is intended to accommodate retail, <br />business and service uses that serve primarily convenience shopping and <br />personal service needs of surrounding neighborhoods and visitor <br />accommodations. Offices, hotels and professional and business services, <br />community and recreation facilities are permitted. Development intensity is <br />limited to a maximum F.A.R. of 2.0. Residential densities are limited to a <br />maximum of twenty five (25) units per acre and the number of hotel rooms is <br />controlled by the Floor Area Ratio. Additional density and intensity bonuses <br />may be granted for mixed use developments, structured parking, pedestrian <br />amenities and other public purpose objectives as determined by the City. <br />Parking areas shall be screened with landscaping from adjacent residential <br />districts and from adjacent public streets. <br />Water <br />The areas that are designated Water on the Future Land Use map reflect <br />natural and man-made water bodies within the City. These areas provide <br />numerous benefits to the City of Sunny Isles Beach and are an important <br />component of the City's multi -modal transportation network, stormwater <br />drainage infrastructure, and natural and built environments. The use of these <br />areas shall be limited to: recreational and commercial boating facilities and <br />uses (including water taxis and ferries); the provision of open space and urban <br />relief; recreation; waterways; wetlands; flood control; stormwater drainage <br />and storage, and; natural resource protection and enhancement. The use <br />of these areas shall comply with the requirements of Chapter 24, <br />"Environmental Protection..", of the Miami -Dade County Code of Ordinances, <br />the South Florida Water Management District's Environmental Resource <br />Permit criteria, and State criteria for use of sovereign submerged lands. <br />Development in or above areas designated "Water" that will diminish these <br />functions shall be prohibited, and development and redevelopment adjacent <br />FUTURE LAND USE Page 133 <br />449 <br />
