O� SV �NY~r(FSA <br />F <br />F D�"FLOA\ <br />CF SUN <br />BUSINESS IMPACT ESTIMATE FORM <br />Posted To Webpage on June 6, 2025 <br />This Business Impact Estimate is given as it relates to the proposed ordinance titled: <br />AN ORDINANCE OF THE CITY COMMISSION OF THE CITY OF SUNNY ISLES BEACH, <br />FLORIDA, AMENDING THE TEXT OF THE FUTURE LAND USE ELEMENT OF THE <br />ADOPTED COMPREHENSIVE PLAN; PROVIDING FOR REPEALER; PROVIDING FOR <br />SEVERABILITY; PROVIDING FOR TRANSMITTAL TO THE STATE LAND PLANNING <br />AGENCY; AND PROVIDING FOR AN EFFECTIVE DATE. <br />Part I. <br />Summary of the proposed ordinance and statement of public purpose: <br />Through previous planning studies and analysis, it has been determined that text amendments to <br />the adopted comprehensive plan are necessary to clarify maximum development allowances <br />(density and floor area ratio) within the established land use categories. Specifically, the Future <br />Land Use Element. For reference, the adopted land development code incorporates the concept <br />of "bonus" development, which increases density and floor area ratio allowances in exchange for <br />public benefit improvements. The current comprehensive plan language does not contemplate <br />these bonus allowances, thereby creating conflicting language between the adopted <br />comprehensive plan and land development code. The primary intent of the proposed text <br />amendments is to clarify the maximum density and intensity for each land use category, for <br />consistency with the land development code. Additional components of Future Land Use Element <br />were updated to reflect the city's current goals and vision and for consistency throughout the <br />plan. A definitions section is also added to define certain terms used throughout the plan. <br />Part II. <br />Estimate of the direct economic impact of the proposed ordinance on private, for -profit <br />businesses in the City of Sunny Isles Beach: (fill out subsections a-c as applicable, if not applicable <br />write "not applicable") <br />a.
