2030 <br />Preferred Development Pattern <br />Land Use Goal <br />PROVIDE THE BEST POSSIBLE DISTRIBUTION OF LAND USE AND SERVICES TO MEET THE <br />PHYSICAL, SOCIAL, CULTURAL AND ECONOMIC NEEDS OF THE PRESENT AND FUTURE <br />POPULATIONS IN A TIMELY AND EFFICIENT MANNER THAT WILL MAINTAIN OR IMPROVE THE <br />QUALITY OF THE NATURAL AND MAN-MADE ENVIRONMENT AND AMENITIES. <br />The location and configuration of urban growth through the year 2030 shall emphasize <br />the improvement, protection and preservation of existing neighborhoods, infill <br />development of the remaining scattered vacant lots, and rehabilitation and/or <br />redevelopment of underutilized or obsolete developments.. <br />Policy <br />1A. The City of Sunny Isles Beach shall continue to encourage: in -fill development <br />that is compatible with and/or supportive of existing surrounding <br />development; compact mixed -use development in the Town center that <br />enhances the quality of the built environment and provides additional <br />opportunities to live, work, shop and play in the City and redevelopment of any, <br />remaining obsolete commercial and beachfront development. <br />1B. The City shall coordinate with the private sector through mobilization of public <br />and private resources to encourage the redevelopment of properties within the <br />Town Center to achieve a balance of land uses which promote efficient <br />provision of City services, generation of revenues which cover the cost of those <br />services and a mix of employment and housing opportunities consistent with <br />the Town Center concept. <br />1D. The City shall promote and support within the Town Center and Neighborhood <br />Commercial Centers a mix of land uses that are mutually supportive and <br />interdependent and create a positive relationship between housing and <br />employment opportunities to reduce automobile transportation needs <br />and impacts. <br />FUTURE LAND USE Page 110 <br />426 <br />
