RESOLUTION NO. 26-Z- as I <br />A RESOLUTION OF THE CITY COMMISSION OF THE CITY OF SUNNY ISLES BEACH, <br />FLORIDA, APPROVING A SITE PLAN APPLICATION (PZ2025-08) SUBMITTED BY <br />MB RE INVESTMENTS, LLC, FOR THE PROJECT ENTITLED -MIAMI BEACH CLUB" <br />CONSISTING OF A SIXTY-TWO (62) STORY RESIDENTIAL CONDOMINIUM TOWER <br />WITH 524,212.8 SQUARE FEET OF FLOOR AREA, INCLUDING A 2,390 SQUARE <br />FOOT PRIVATE RESTAURANT, AND 145 RESIDENTIAL DWELLING UNITS; <br />PROVIDING THE CITY MANAGER WITH THE AUTHORITY TO DO ALL THINGS <br />NECESSARYTO EFFECTUATE THIS RESOLUTION; PROVIDING FOR SEVERABILITY; <br />PROVIDING FOR REPEALER; PROVIDING FOR AN EFFECTIVE DATE. <br />WHEREAS, MB RE Investments, LLC (the "Applicant") submitted a site plan application <br />(PZ2025-08), to the City of Sunny Isles Beach, Florida ("City"), for the project entitled "Miami <br />Beach Club" ("Application"), to be located at the following property: <br />Legal Description: The North 200 feet of Tract "E," AMENDED PLAT NORTH BISCAYNE <br />BEACH, according to the plat thereof as recorded in Plat Book 44 at <br />Page 42 of the Public Records of Miami -Dade County, Florida. And <br />that portion of upland lying East of said North 200 feet of Tract "E" <br />described as follows: Bounded on the North by the Easterly <br />extension of the North line of said Tract "E," Bounded on the South <br />by the South line of the North 200 feet of said Tract "E," Bounded <br />on the West by the East line of said Tract "E" and Bounded on the <br />East by the Erosion Control Line of the Atlantic Ocean per Plat <br />recorded in Plat Book 134 at Page 47 of the Public Records of <br />Miami -Dade County, Florida. <br />Address: 19051 Collins Avenue, Sunny Isles Beach, Florida <br />Folio: 31-2202-016-0001 <br />WHEREAS, the Applicant's site plan application requests the following: <br />1. Pursuant to Section 265-18 and 265-35 of the City of Sunny Isles Beach Land <br />Development Regulations, Site Plan Approval for the development project, "Miami Beach <br />Club," consisting of a sixty-two (62) story residential condominium tower with a total of <br />524,212.8 square feet of floor area, including a 2,390 sq. ft. private restaurant, and 145 <br />residential dwelling units. <br />2. Pursuant to Section 265-23 of the City of Sunny Isles Beach Land Development <br />Regulations, approval for the purchase and assignment of Transferable Development <br />Rights (TDRs) in the amount of 120,972.18 square feet and 48 dwelling units from the <br />City's public TDR bank account. <br />PZ2025-08 MB RE Investments LLUou Page 1 of 12 <br />
