Additionally, Sunny Smart has already been operating successfully at this location as an Activity Center <br />without adverse impacts on neighboring properties or surrounding residents. The proposed transition to a <br />daycare use represents a continuation and expansion of existing educational services rather than the <br />introduction of a new incompatible use. <br />4- Public Facilities and Services <br />The proposed daycare facility will utilize the existing infrastructure and public services currently serving <br />the property, including utilities, roadway capacity, drainage systems, police, fire protection, and <br />emergency services. We believe the existing levels of service are adequate to accommodate the <br />proposed use. <br />5- Traffic Circulation and Access <br />The facility will continue to utilize the existing ingress and egress points currently serving the property. <br />Drop-off and pick-up procedures will be managed to minimize traffic congestion and ensure safe <br />circulation for families and neighboring properties. Most of our families are walking distance, no cars need <br />it. <br />6- Compatibility with Surrounding Properties <br />The proposed daycare use is compatible with surrounding land uses and will not impede the development <br />or use of adjacent properties permitted within the zoning district. <br />7- Visual Impacts <br />The facility will operate within the existing building footprint and will not create adverse visual impacts on <br />adjacent properties. <br />13-1(b). Exterior Alterations <br />No exterior alterations are proposed for the property. <br />The existing building, parking layout, landscaping, and signage will remain unchanged. <br />No structural modifications or site improvements are planned as part of this application. <br />1(c). Business Operations Plan <br />Our facility currently operates as an Instructional School, and we are applying to <br />transition to a licensed Child Care Facility. <br />Hours of Operation: <br />Monday through Friday <br />8:00AM-7:00 PM <br />Anticipated Number of Staff: <br />6 full-time staff members. All staff leaves in Winston tower buildings plus coaches. <br />Maximum Number of Children: <br />63 children. <br />21 <br />
