The contract includes two meetings during this <br />phase to review the design with Miami-Dade County and obtain approval before proceeding. <br />Design Development Phase <br />Following approval of the schematic design, V3 advanced the project into coordinated Design <br />Development documents. This phase further defined the architectural design, site relationships, <br />building systems, structural requirements, and multidisciplinary coordination necessary to prepare the <br />final Contract Documents. The contract includes two formal coordination meetings at the 30-percent <br />Design Development milestone. <br />Contract Documents Phase <br />V3 is preparing coordinated architectural and engineering Contract Documents describing the work <br />required to obtain building-permit approval and construct the facility. The project includes formal review <br />and coordination at the following milestones: <br /> »50-percent Construction Documents — two meetings <br /> »100-percent Construction Documents — two meetings <br /> »Coordination of applicable County, State, and Federal agency comments <br /> »Revisions and responses required for the agreed-upon permitting scope <br />Construction Administration <br />V3’s Construction Administration responsibilities include continued architectural and engineering <br />coordination during construction, participation in weekly on-site meetings, and site visits as needed <br />to address design issues and Requests for Information. <br />Construction-phase services also include review of contractor submittals, shop drawings, product <br />data, and RFIs for conformance with the design intent and Contract Documents. <br />2. Biscayne Plaza Facade Repairs <br />V3 Architectural Group is providing full architectural and engineering services for the Miami-Dade <br />County Biscayne Plaza Building Improvements located at 15201 SW 281st Street in Homestead, Florida. <br />This project is focused on enhancing the facility’s safety, resiliency, and operational performance <br />through a series of building upgrades and system modernizations. Construction is currently underway, <br />with an anticipated completion date of late 2026. The scope of work includes the installation of new <br />impactresistant windows and doors, the addition of a new 100% capacity emergency generator to <br />support full building operations during power outages, and repairs and refi nishing of exterior building <br />surfaces. The improvements also include painting and sealing all exterior stucco surfaces, repairing <br />window sills, repainting building elevations, and completing a full re-roofi ng. V3 is also facilitating a <br />permit dry run as part of the permitting process. V3’s services include architectural design; mechanical, <br />electrical, and plumbing engineering; a conceptual fi re alarm design to integrate the new generator <br />with the existing fi re alarm system; and modifi cations to the fi re protection controller and existing <br />electrical systems to accommodate the new generator. Structural engineering services are being <br />provided specifi cally for wind-load analysis related to the new exterior openings. In addition, V3 is <br />supporting Miami-Dade County through bidding and negotiations, attending the pre-bid meeting, <br />and coordinating responses to all county, state, and federal agency comments associated with the <br />agreed-upon scope of work. Construction Administration services are ongoing for a period of nine <br />months, including monthly site visits, review of RFIs, shop drawings, and regular client meetings to <br />help ensure the project progresses smoothly through construction.
