(hereinafter "Association"). We submit this Letter of Intent on behalf of the Association to <br /> notify the City of Sunny Isles Beach (hereinafter "City") of the Association's submittal of the <br /> attached parking expansion development project for the City's review and consideration. <br /> The scope of the attached project consists of the Association improving the common <br /> area parking pedestal within the TDR Towers Project. Currently, there are a total of 813 <br /> residential units within the TDR Towers Project with a combined total of 1,050 parking spaces. <br /> The attached project proposes a design change and building modification for the construction of <br /> two parking decks above the existing parking decks in order to increase the total parking count <br /> to approximately 1,390 parking spaces. It is expected that the construction of the two additional <br /> parking decks will increase the pedestal elevation of the areas between the residential towers <br /> by only 26 feet. The project is expected to increase the available parking on the property by <br /> approximately 340 parking spaces. In addition to the increase of parking spaces, the roof deck <br /> of the upper parking slab will be finished with amenities and enhanced landscaping will be <br /> provided. <br /> Importantly, this project does not anticipate the construction of any new units and the <br /> site plan and existing driveways of the TDR Tower Project will not be affected. In addition, this <br /> project proposal does not contemplate changes to the building elevations of the three residential <br /> towers.
