As you may recall, the Site Plan <br />consisted of 190 residential units and 1,089,300 square feet (with bonuses and TDRs) within two <br />643 -foot high towers. The Applicant desires to modify the approved Site Plan on the Property <br />(the "Amended Site Plan ") as follows: <br />• Increase in density from 190 to 264 residential units, where 448 units are <br />permitted; <br />• Reduction in intensity from 1,089,300 sf to 1,085,835 sf; <br />• Increase in side (north) tower setback from 50' to 52' -8 "; where 50' is required; <br />• Decrease in side (south) tower setback from 50' to 33'3 ", as now is permitted by <br />Section 265 -35(D) of the Code; and <br />• Inclusion of additional 78 parking spaces at the Golden Strand "surface lot" on <br />Atlantic Boulevard. <br />
