Degnan <br />4000 Island Blvd, PH2 <br />Avenrura, Florida 33160 <br />March 30, 2015 <br />VIA E -MAIL <br />Ms. Claudia Hasbun, Zoning Administrator <br />City of Sunny Isles Beach <br />17070 Collins Ave., Suite 250 <br />Sunny Isles Beach, Florida 33160 <br />Email: chasbun @sibfl.net <br />Re: 2nd Amended Letter of Intent / GSF Acquisition, LLC / Property located at <br />17901 Collins Avenue, Sunny Isles Beach, Florida / Applicatian for Site Plan <br />Modifications/TDR Credit <br />Dear Ms. Hasbun: <br />On behalf of GSF Acquisition, LLC (the "Applicant "), the developer of the previously <br />approved "Palazzo Di Acqualina" (now known as "The Estates at Acqualina ") residential project <br />located at the above referenced address (the "Property "), we respectfully submit this 2nd <br />Amended Letter of Intent in connection with your Department's rules and regulations for filing a <br />Public Hearing Application in the City of Sunny Isles Beach (the "City "). <br />On March 13, 2015,' the Applicant received initial comments from the City on the <br />application. On March 25, 2015, the Applicant met with City Staff at the external DRC meeting <br />to discuss those comments, inter alia. As requested in our initial Letter of Intent in connection <br />with this application and as discussed with City Staff at DRC, the Applicant is requesting <br />approval of seventy -eight (78) parking spaces (comprised of 54 spaces required by the City Code <br />of Ordinances, plus 24 surplus spaces) at the surface lot located on Atlantic Boulevard currently <br />used by the Golden Strand Ocean Villa Resort (the "Off -Site Parking Lot "), pursuant to Section <br />265- 46(A)(2)(a) of the City Code . The Applicant is further requesting that fifty -four (54) of <br />such spaces required by the primary site's zoning be provided via a written declaration of <br />covenant in lieu of a unity of title and allow for temporary relocation of such parking during any <br />future approved redevelopment of the Off -Site Parking Lot. In addition, the Applicant requests <br />that the City recognize a credit for the previously purchased TDRs that will not be used and that <br />such TDRs be transferred to the private TDR account maintained by the City. <br />' Although the letter is dated March 11, 2015 we did not receive it until March 13, 2015 via email from the City. <br />
