Complies (Changes Proposed) <br />Required: work of art accessible to the public. <br />Provided: Cascading waterfall, located within the front setback. <br />V. PLANNING REVIEW: <br />Comprehensive Plan <br />The proposed development is generally consistent with the land use element of the <br />Comprehensive Plan and the policies that may pertain to such development. <br />Traffic Engineering <br />Traffic Impact Studv: <br />The Applicant Traffic Report prepared by David Plummer & Associates and revised and <br />received on March, 2015 has been reviewed by City's Consultant Salman Rathore, PE <br />from The Corradino Group dated April 1, 2015. The City's Consultant stated that the overall <br />analysis and results of the traffic study are satisfactory subject to addressing comments to <br />the optimization of signal intersections as stated by the City's Consultant. Furthermore, <br />City's Consultant does not object to the conclusion made by the Applicant's Traffic <br />Engineer as to the traffic impact of the development project. <br />Additionally, the off -site parking lot as described herein is within 300 feet of the subject <br />property as shown on Adjacent Driveway Plan (Sheet C -1). <br />3. Landscaping Architect <br />Landscaping comments must be addressed prior building permitting. <br />VI. FINAL ANALYSIS <br />Based on the above review, the application is generally consistent with the City's <br />Comprehensive Plan and the City's Land Development Regulations, and the Applicant has <br />not requested any variances. <br />Staff has reviewed the site plan modification application, which includes the increase of <br />residential units, the reduction of square footage, the proposed design flexibility <br />consequently modifying the lay -out of the residential towers, and the request to utilize an <br />off -site parking lot to satisfy parking requirements, provided that all conditions stipulated <br />are satisfied, Staff is submitting this application for your consideration. <br />WPLANNING &ZONING20UZONING HEARING- APPLICATIONSU015 APPLICATION \PZ2015-03 ESTATE AT ACQUALINA 041615 <br />
