Florida. in the David P. Samson Commission Chambers. Sunny Isles Beach <br />Government Center. 18070 Collins Avenue. Sunny Isles Beach. Florida on Thursday, April 16, 2015 <br />at 6:30 p.m., to consider the following Zoning application: <br />Application: Estates at Acqualina - GSF Acquisition, LLC (`Applicant ") <br />Location: 17901 Collins Avenue <br />Public Hearing k: PZ2015 -08 <br />Summary: <br />The Applicant is requesting approval of a site plan modification to an approved site plan for property <br />located at 17901 Collins Avenue. The request includes an increase of density from 190 residential units <br />to 264 residential units. a reduction of Floor Area Ratio (FAR) from 1,089.300 square feet to 1.085.205 <br />square feet. The Applicant is also requesting a setback reduction for the south tower from 50 feet <br />to 33 feet and 3 inches. Further. the Applicant is requesting the use an existing off -site parking lot, <br />which is located within 300 feet of the development project, to comply with the parking <br />requirements the development project. <br />Requests: <br />Pursuant to Section 265 -18 of the City of Sunny Isles Beach Land Development <br />Regulations, the Applicant is requesting a site plan modification to an approved site plan <br />for an increase of density from 190 residential units to 264 residential units and a decrease <br />of intensity of Floor Area Ratio (FAR) from 1.089.300 square feet to 1,085,205 square feet. <br />2. Pursuant to Section 265 -46 A. (2) of the City of Sunny Isles Beach Land Development <br />Regulations, the Applicant is requesting the use of an off -site parking lot: which is located <br />within 300 feet of the development project, to comply with the parking requirements under <br />the City Code. <br />The plans reviewed are on file, and may be examined. in the City Clerk's Office and are <br />entitled "Estates at Acqualina ", prepared by Cohen. Freedman, Encinosa & Associates <br />Architects. P.A stamped received March 30. 2015 consisting of 25 sheets. landscaping <br />plans consisting of I3sheets prepared by EDSA Planners and Architects stamped received <br />March 6. 2015 civil plans consisted of 10 sheets prepared by Thomas Checca. P.E. stamped <br />received March 6, 2015, and survey consisting of I sheet prepared by Fortin, Leavy. Skiles. <br />Inc. stamped received March 6. 2015. Plans are subject to revisions based comments <br />provided by zoning staff of the City of Sunny Isles Beach. Plans are subject to modification. <br />Legal: That portion of the property originally declared to be GOLDEN STRAND OCEAN VILLA RESORT. A <br />CONDOMINIUx9, according to the Declaration of Condominium thereof, recorded on March 28, 1982. in Official Records <br />
