No. PZ2015 -08 <br />RECOMMENDATION: <br />The application is generally consistent with the City's Comprehensive <br />Plan and the City's Land Development Regulations, and the Applicant <br />has not requested any variances. <br />Staff has reviewed the site plan modification application, which <br />includes the increase of residential units, the reduction of square <br />footage, the proposed design Flexibility consequently modifying the <br />lay -out of the residential towers, and the request to utilize an off -site <br />parking lot to satisfy parking requirements, provided that all conditions <br />stipulated are satisfied, Staff is submitting this application for your <br />consideration. <br />REASONS: <br />The Applicant is applying for a modification of the approved site plan <br />pursuant to Resolution No. 14 -Z -144 adopted on September 18, 2014. <br />The Applicant is seeking to increase the number of units from 190 <br />residential units to 264 residential units. The Applicant is also seeking <br />to reduce the Floor Area Ratio (FAR) from 1,089,300 square feet to <br />1,085,205 square feet. The Applicant is also proposing to utilize the <br />design Flexibility allowance provided pursuant to Section 265 -35 D.(4) <br />(d)[ii] of the City Code: consequently, modifying the lay -out of the <br />residential towers.
