April 16, 2015 <br /> at 6:30 p.m., to consider the following Zoning application: <br /> Application: St. Tropez on the Bay: Phases II & Ill - Major Site Plan Modification <br /> Location: 290-330 Sunny Isles Boulevard & 16690 Collins Avenue <br /> Public Hearing #: PZ2015-05 <br /> Summary: <br /> The Applicant is requesting approval ofa site plan modification to an approved site plan for properties <br /> located at 290-330 Sunny Isles Boulevard commonly known as Phase II of the development project to <br /> reduce the number of residential units from 329 to 320. The Applicant is also requesting a one(I)year <br /> extension to extend the time period to obtain a building permit for the commercial office building <br /> commonly known as Phase III and which is located at 16690 Collins Avenue. Further, the Applicant <br /> is requesting a minor modification to the Bay-walk easement agreement for Phase III component of <br /> the project. <br /> Requests: <br /> 1. Pursuant to Section 265-18 of the City of Sunny Isles Beach Lard Development <br /> Regulations, the Applicant is requesting a site plan modification to reduce the density of <br /> Phase II of the project from 329 residential units to 320 residential units. <br /> 2. Pursuant to Section 265-I8 of the City of Sunny Isles Beach Land Development <br /> Regulations, the Applicant is requesting. a minor modification of conditions relating to the <br /> Bay-walk easement agreement as set forth in Resolution No. 12-Z-133, adopted on <br /> November 15, 2012 and Resolution No. 13-Z-137, adopted on October 17, 2013. <br /> 3. Pursuant to Section 265-1 1(N)(2) and Section 265-18(H) of the City of Sunny Isles Beach <br /> Land Development Regulations, the Applicant is requesting a one (1) year extension to <br /> obtain a building permit from the date of expiration of the development order as set forth <br /> in Resolution No. 13-Z-137, adopted on October 17, 2013. <br /> The plans reviewed are on file. and may be examined, in the City Clerk's Office and are entitled <br /> "Phase II — Condominium Tower IV and V.
