No. PZ2015-05 <br /> RECOMMENDATION: <br /> The application is consistent with the City's Comprehensive Plan and <br /> the City's Land Development Regulations. <br /> As indicated in the Staff report,the City Commission had approved the <br /> initial site plan relating to the current application. The City Commission <br /> has also approved several site plan modifications relating to the <br /> current application. <br /> Staff has reviewed the site plan modification application, which <br /> includes the reduction of residential units, the one year extension for <br /> Phase III to pull a building permit, and the modification of the Bay-walk <br /> area. Thus, the Applicant is requesting to modify the approved seven <br /> (7)foot Bay-walk to a minimum Bay-walk path of four(4)feet in certain <br /> areas and an average of seven(7)feet overall. Based on the modified <br /> plan, the City Commission has the discretion to approve or deny the <br /> request. <br /> Staff is submitting this application with conditions for your review. <br /> REASONS: <br /> The Applicant is applying for a modification of the approved site plan <br /> under Resolution No. 12-Z-133 adopted on November 15, 2012 and <br /> as amended by Resolution No. 13-Z-137, adopted on October 17, <br /> 2013. The site plan approvals consisted of three phases (Phases I, II <br /> & Ill). Phase I consists of three residential towers with retail. This <br /> Phase was completed in 2010. Two residential towers will be built as <br /> part of Phase II while Phase III consists of a proposed 13-story office <br /> building. <br /> The Applicant is now seeking to reduce the number of residential units <br /> from 329 to 320 for Phase II which is located at 290-330 Sunny Isles <br /> Blvd. <br /> The Applicant is also requesting a one (1) year extension to extend <br /> the time period to obtain a building permit for the commercial office <br /> building commonly known as Phase III which is located at 16690 <br /> Collins Avenue. <br /> Further, the Applicant is requesting a minor modification to the Bay- <br /> http://sunnyisles.novusagenda.com/Agenda web/CoverSheet.aspx?ItemID=1619 4/10/2015 <br />
