With the utilization of TDRs, a maximum FAR of 5.98 or 811,563.7 <br /> square feet can be achieved. <br /> All parking requirements will be adhered to through the utilization of tandem, valet <br /> parking spaces. <br /> The proposed development contains 811,560 square feet and a will have a total of 308 <br /> units (where up to 322 units would be permitted using the bonus and TDR units). <br /> The restaurant provided on site will be privately utilized by the residents and their invited <br /> guests. <br /> The Armani/Casa brand is further enhanced by the high quality landscape plan <br /> (prepared by Evea Garden Design) and the Armani designed interior of the building. <br /> Finally, a twenty foot, meandering, landscaped beach walk will be provided on the south <br /> side of the building to coincide with the existing beach walk adjacent to the Atlantic Ill Building. <br /> Sufficient area will be provided for emergency vehicles and City maintenance vehicles. <br /> We are pleased to present this project to the City.
