CITY OF SUNNY ISLES BEACH <br /> NOTICE OF ZONING HEARING <br /> NOTICE IS HEREBY GIVEN that a public hearing will be held by the City Commission of the City <br /> of Sunny Isles Beach. Florida, in the David P. Samson Commission Chambers, Sunny Isles Beach <br /> Government Center, 18070 Collins Avenue, Sunny Isles Beach, Florida on Thursday, April 16, 2015 <br /> at 6:30 p.m.. to consider the following Zoning application: <br /> Application: Residences by Annani/Casa <br /> Location: 18975 Collins Avenue <br /> Public Hearing #: PZ2015-06 <br /> Summary: <br /> The Applicant is seeking approval of a site plan application for a 56-stony residential <br /> condominium with 308 residential units and 811,560 square feet of floor area ratio <br /> ('FAR"). The Applicant is also requesting the approval and assignment of Transfer of <br /> Development Rights (TDRs) in the amount of 187,283 square feet of floor area and 60 <br /> dwelling units from the City and Private Transfer of Development Rights Banks ('TDR <br /> Banks"). <br /> Requests: <br /> I. Pursuant to Section 265-18 of the City of Sunny Isles Beach Land Development <br /> Regulations, the Applicant is requesting a site plan approval for a 56 story residential <br /> condominium with 308 residential units and a total FAR of 811.560 square feet. <br /> 2. Pursuant to Section 265-23 of the City of Sunny Isles Beach Land Development <br /> Regulations, the Applicant is requesting the utilization and assignment of public TDRs in <br /> the amount of 118,589 square feet of floor area and 23 dwelling units. An adjustment to be <br /> made for a decrease of 118,589 square feet of floor area and 56 dwelling units from the <br /> City's TDR Bank. <br /> 3. Pursuant to Section 265-23 of the City of Sunny Isles Beach Land Development <br /> Regulations, the Applicant is requesting the utilization and assignment of private TDRs in <br /> the amount of 68,694 square feet of floor area and 37 dwelling units. An adjustment will be <br /> made to close out the private TDR Bank. <br /> The plans reviewed are on file, and may be examined, in the City Clerk's Office and are <br /> entitled "Residences by Armani/Casa", prepared by Sieger Suarez Architects stamped <br /> received March 27, 2015 consisting of 36 sheets, landscaping plans prepared by Enea <br /> Garden Design consisting of 25 sheets stamped received March 27. 2015. and the Survey <br /> entitled ALTA/ACSM Land Title Survey prepared by Fortin. Leavy. Skiles. Inc.consisting <br /> of five sheet dated on May 16, 2015. Plans are subject to revisions;based comments <br /> provided by zoning staff of the City of Sunny Isles Beach. Plans are subject to modification. <br />
