CITY OF SUNNY ISLES BEACH NOTICE OF ZONING HEARING NOTICE IS HEREBY GIVEN that a public hearing will be held by the City Commission of the City of Sunny Isles Beach. Florida, in the David P. Samson Commission Chambers, Sunny Isles Beach Government Center, 18070 Collins Avenue, Sunny Isles Beach, Florida on Thursday, April 16, 2015 at 6:30 p.m.. to consider the following Zoning application: Application: Residences by Annani/Casa Location: 18975 Collins Avenue Public Hearing #: PZ2015-06 Summary: The Applicant is seeking approval of a site plan application for a 56-stony residential condominium with 308 residential units and 811,560 square feet of floor area ratio ('FAR"). The Applicant is also requesting the approval and assignment of Transfer of Development Rights (TDRs) in the amount of 187,283 square feet of floor area and 60 dwelling units from the City and Private Transfer of Development Rights Banks ('TDR Banks"). Requests: I. Pursuant to Section 265-18 of the City of Sunny Isles Beach Land Development Regulations, the Applicant is requesting a site plan approval for a 56 story residential condominium with 308 residential units and a total FAR of 811.560 square feet. 2. Pursuant to Section 265-23 of the City of Sunny Isles Beach Land Development Regulations, the Applicant is requesting the utilization and assignment of public TDRs in the amount of 118,589 square feet of floor area and 23 dwelling units. An adjustment to be made for a decrease of 118,589 square feet of floor area and 56 dwelling units from the City's TDR Bank. 3. Pursuant to Section 265-23 of the City of Sunny Isles Beach Land Development Regulations, the Applicant is requesting the utilization and assignment of private TDRs in the amount of 68,694 square feet of floor area and 37 dwelling units. An adjustment will be made to close out the private TDR Bank. The plans reviewed are on file, and may be examined, in the City Clerk's Office and are entitled "Residences by Armani/Casa", prepared by Sieger Suarez Architects stamped received March 27, 2015 consisting of 36 sheets, landscaping plans prepared by Enea Garden Design consisting of 25 sheets stamped received March 27. 2015. and the Survey entitled ALTA/ACSM Land Title Survey prepared by Fortin. Leavy. Skiles. Inc.consisting of five sheet dated on May 16, 2015. Plans are subject to revisions;based comments provided by zoning staff of the City of Sunny Isles Beach. Plans are subject to modification.
