The profile shows a <br /> decrease in the median age and increase in people per household. The number of occupied housing <br /> units stands at 10,233 while 8,751 vacant units existed. Approximately 5,700 of the units are <br /> seasonal,recreation or for occasional use. Over the past decade,and more recently,the demographic <br /> profile of the condominium buyer has been foreign, more specifically South or Latin American, or a <br /> non-permanent resident. <br /> Over the past few decades the retired population has been decreasing and many of the older ocean <br /> front condominiums and hotels have been replaced with said high-rise condominium projects. The <br /> ocean front condominium projects appear to be marketed towards a mix of international investors and <br /> domestic residents. <br /> The City is well located and can be accessed via two causeways, (the William Lehman and the Sunny <br /> Isles Causeway), at the northern and southern boundaries. Both extend east from Biscayne <br /> Boulevard, a major business artery through eastern Miami-Dade County. The Lehman Causeway <br /> extends only between Collins Avenue and Biscayne Boulevard. Sunny Isles becomes NE 163 Street <br /> and continues west through the City of North Miami Beach. This road is a major business corridor <br /> and connects with I-95 to the west. <br /> Collins Avenue, also know as Al A, extends north and south along the beach area and travels into <br /> Broward County. This roadway includes all supporting commercial development,i.e.grocery stores, <br /> restaurants, retail, office, etc. <br /> Sunny Isles Beach is primarily developed with: multi-family uses, along the ocean and inland areas; <br /> and commercial uses along the west side of Collins Avenue. The multi-family uses consist of both <br /> mid and high rise condominium and/or hotel projects. There are some single-family pockets located <br /> towards the western boundaries of the City. <br /> Golden Beach,to the immediate north,is primarily developed with single-family homes ranging from <br /> $500,000 to over $15 million, along the ocean. <br /> 10 <br />
