The reported sale price was verified by examining the <br /> Florida Documentary Stamp Tax posted on the deed and by telephone verification with a <br /> party familiar with the transaction, when possible. <br /> Analysis Applied to Arrive at Opinion or Conclusions <br /> The Sales Comparison Approach and Land Residual Technique were applied to develop <br /> a credible opinion of value. <br /> Property Information <br /> Property information supplied by the client included a boundary survey and other general <br /> property information. For the purposes of this appraisal, this information is assumed to <br /> be accurate, factual and correct. <br /> Extraordinary Assumptions/ Hypothetical Conditions <br /> Extraordinary Assumptions — (1) The appraisers have relied on factual data regarding <br /> the subject property supplied to us by the client. While the appraisers have attempted to <br /> confirm this data where possible, we have prepared the appraisal assuming the <br /> information provided to us is factual, except where otherwise noted. (2) The site is <br /> improved with a 1,377 square foot commercial building and is currently encumbered by a <br /> ground lease in conjunction with a car rental operation. The client is contemplating a <br /> purchase of the site and has requested a market value estimate of the underlying land, <br /> under the extraordinary assumption that the property is free from any lease <br /> encumbrances. <br /> Hypothetical Conditions— None were employed. <br /> Street Address <br /> According to the Miami-Dade County Property Appraiser, the subject property <br /> possesses the following street address: <br /> 18080 Collins Avenue, Sunny Isles Beach, Florida 33160 <br /> Legal Description <br /> All of Parcel 1, less the North 150 feet, as measured along the East line thereof, and <br /> less the South 499.145 feet as measured along the East line thereof, of the Replat of <br /> Tract"A", SUNNY ISLES SHORES, Section "A" according to the Plat thereof recorded in <br /> Plat Book 64, at Page 74 of the Public Records of Miami-Dade County, Florida. <br /> Clobus, McLemore & Duke, Inc. <br />
